The villa has ample living space with a large well equipped kitchen and breakfast bar which leads down a few steps to the open plan living and dining areas that flows out onto a large sea-facing sun terrace deck and swimming pool. The three bedrooms are all on the same level and each have their own en suite bathroom. The master bedroom and second bedroom are sea-facing and have direct access out to the pool area and terrace. The property has its own double garage as well as additional parking space in the driveway. This is a dedicated year-round vacation home which is exclusively and professionally managed. The offices for the manager are based in Camps Bay. This property has been meticulously vetted prior to on-boarding, comes with a dedicated 24/7 guest support team, housekeeping, WiFi and hotel grade amenities. Important: As a professional property manager, we are delighted to inform you that all our properties are protected by SUPERHOG, removing the need for you to provide a physical cash damage deposit. Once your booking is confirmed, you will be contacted by SUPERHOG directly to verify yourself and finalise the process. In the unlikely event that Superhog is unable to provide the necessary damages cover, you would be required to provide a physical damages deposit prior arrival. Important Information

Arrival & Departure Standard check-in time is 2pm on the day of arrival. Check-out time is before 10am on the day of departure. We will try to accommodate all other arrival and departure times. If you have any special requests, please contact the office to arrange this prior to the date of your arrival. To guarantee early arrivals or late departures, an additional fee of half a day's rental may be charged. Upon check-in, you may be required to produce proof of identification and your credit card. Should guests not check-out at the agreed time on the check-out date, the manager will be entitled to charge for the overstay at a rate of up to double the average rate of their current stay, plus all applicable Guest Fees, Taxes and any legal expenses incurred. It is important to note that by agreeing to our terms and conditions, the guest authorises the Property Manager to utilise their deposit to cover any breakages or damages to the property. Payment Terms In order to confirm a reservation, a deposit payment of 50% is due within 48 hours of written confirmation of booking. A balance payment of 50% is due 40 days prior to arrival. Our properties are protected by SUPERHOG – a globally recognized trust and safety company that allows hosts and guests to confidently transact. Please note that once you have booked, you will be contacted directly by SUPERHOG to complete your booking validation, which includes ID verification. We charge a once-off per booking fee of R550. Smoking Policy All our properties are strictly non-smoking. This includes cigarettes, pipes, cigars, hubbly bubblies and marijuana. A minimum fine of R10 000 will be charged if smoking, narghile, shisha, goza, hookah, water pipes, battery powered electronic smoking devices or any other activity that burns tobacco (or similar) takes place indoors on the property or guests/tenants may be requested to vacate the property or both. You will be billed additionally for the cleaning of the property. Liability The tenant/guest accepts liability for all minors and all visitors to the property. No parties, functions, events and/or similar are to be held at the properties under any circumstances. As such no third-party suppliers, caterers, external contractors and/or similar are allowed onto the premises, unless by prior arrangement and written consent by management.

Cancellation Policy

In the event of a cancellation the guest/agent must immediately notify BookNow in writing. The cancellation date shall be deemed to be the date when such notice is received by BookNow. In the event of cancellation, the following charges shall apply; Cancellation 31 days or more before arrival – the initial booking deposit shall be forfeited (50% of the total booking value); or Cancellation 30 days or less before arrival – 100% of the total booking cost shall be forfeited. In the event of a Peak booking (any booking falling between 15 December – 10 January): Cancellation 61 days or more before arrival – the initial booking deposit shall be forfeited (50% of the total booking value); or Cancellation 60 days or less before arrival – 100% of the total booking cost shall be forfeited.An administrative fee of 20% will apply to all cancellations. Amendments or booked dates: Please note that any amendment requests shall be at the discretion of the owner/manager and the company (additional charges will apply, if approved). There shall be no entitlement to a refund in the event that the guest decides to stay for a shorter period than what has been booked and paid for. Also note the rates are based and negotiated based on the originally booked dates. Shortening of stays will result in an increase of the nightly rate, if accepted by the owner/ manager and the company. **Travel Insurance: Guests are advised to procure suitable insurance covering cancellation and agree to purchase comprehensive travel insurance, including “Cancel for any reason cover” at the time of the booking.
